  1. Save. You can’t stop the unexpected, but you can be prepared. Make an effort to set some cash aside to pay for unexpected replacements. As a general rule, you should save 1-3 percent of your home’s initial price each year so that you can afford those unwanted problems.
  2. Inspect your Home. Detecting certain issues sooner rather than later can save you from an unaffordable disaster down the road. Make sure to have a professional inspect your basement, attic, insulation, and roof at least once a year.
  3. Stock Up on Furnace Filters. Changing your filter doesn’t just save you money in the long run, but a regular change will improve your air and your health in the process. Make it an easy habit to start by purchasing your filters in bulk. Look at your heater and find the filter size. Simply order enough to last for at least a year. The exact number you will need to order will vary depending on the type of furnace you have.
  4. Know Your Appliances. Your heater will last 15-20 years. Your water heater will last 10. Find out the age of every appliance in your home so that you can plan ahead for their replacements.
  5. Keep Records. Every improvement or repair you make to your home should be recorded. Start a home maintenance notebook so that you can keep track of what you have invested in your home. This will also come in handy if you ever choose to sell your home.
